Not too long ago (mid-September I believe) I was contacted by a homeowner near Oxford center who noticed I had a lot of listings in town. She said she received a few of my recent Just Sold postcards from the neighborhood in the mail and gave me a call to sell the home she inherited from her mother a while back.
The home was in great shape on the outside, and although it was super clean on the inside, it had not been cosmetically updated in quite some time (late 70s? early 80s?). I wasn’t sure how much this would effect potential buyers perception of the home, but I was about to find out.
We came up with a solid game plan on listing the house and after the seller performed a few necessary pre-listing tasks, we listed the home on a Monday morning. At least I think it was a Monday, it could have been a Tuesday? No, it was a Monday. In any case, I deferred all of the showings to start on the following day, just so she has some breathing room to finish up a few of the last minute odds and ends inside.
Not two hours later, I received a call from a great local buyers agent saying that his clients JUST HAD TO GET IN that same afternoon. I called the seller to see if this was fine, and she said “OK!”.
Long story short, these first buyers that walked through the door LOVED the home and we had a full price offer in hand by 6pm that night. It was fully signed by 8pm.
We sold the house in LESS THAN ONE DAY. And from offer to closing, it was a smooth as can be. I helped the seller clean out some unwanted furniture, and helped her fix a small hole in the roof flashing that came up on the home inspection. Oh and I also helped her get a few plumbing issues fixed that needed to get done, but other than that it was very cut and dry.
It just closed this week and the buyers and sellers honestly could not be happier. It just doesn’t get easier than that!
